An Exciting Part of SC1 is the Generation of New Buildings and Creative Spaces

These spaces situated within Lambeth and Southwark will foster co-location and partnership within the private and public sectors, around the shared goal of reimagining innovation and improving health equity.

Our Goal

To establish a range of adaptable spaces which cater for the needs of start-ups and entrepreneurs, small and medium-sized enterprises, and multi-national organisations. SC1, along with its founding partners, is ensuring that the significant life science developments planned are part of an integrated and overall cohesive strategy with links to the university, while improving the liveability and decarbonisation of our local neighbourhoods. Our strategy allows for tenants to work with our development teams to shape and tailor the space for their needs.

One of our founding partners for SC1, Guy’s & St Thomas’ Foundation, is an independent charitable foundation investing in a healthier society, with an endowment of close to £1 billion, making it one of the largest in the UK. For over 500 years, The Foundation has been a constant in London’s ever-changing landscape, at the leading edge of health. Guy’s & St Thomas’ Foundation is a responsible and unique landowner, with a dual mandate to improve health and produce financial returns.

SC1 MedTech Hub, Westminster Bridge Campus

Royal Street

Forming part of the MedTech Hub at Westminster Bridge, Royal Street will be a mixed-use development. The Guy’s & St Thomas’ Foundation is working with its partners on this development, which will deliver brand-new homes, alongside lab-enabled office and flexible workspace, and amenities including retail, public, green, and community spaces. It is expected to bring over 6,200 jobs to Lambeth.

SC1 BioMedical Hub, London Bridge Campus

Snowsfields Quarter

Snowsfields Quarter in London Bridge is being developed by The Foundation. The proposals will provide c.350,000 sq. ft of floorspace across three new buildings, including c.245,000 sq. designed as specialist laboratory facilities that support a wide range of science occupier requirements, with world-class lab facilities across three new buildings in a prime health innovation cluster. The ambition for Snowsfields Quarter is to provide space for community and wellbeing uses, create local employment opportunities, and provide workspace at affordable rates to inspire the next generation of scientists in Southwark.
